Steady Momentum Amid Rising Inventory

The median sold price rose to $1,030,000, up 3% from September and 5.1% higher than last year.

The Seattle housing market continued to show balanced activity in October 2025, with more homes for sale and stable prices despite seasonal slowdowns. According to Compass data for King County, the median home price climbed above $1 million again, while inventory reached its highest point of the year, giving buyers more breathing room and reminding sellers that pricing strategy matters.

 

Market Highlights

The median sold price rose to $1,030,000, up 3% from September and 5.1% higher than last year. The median price per square foot held steady at $497, up slightly month-to-month and 2.6% higher year-over-year.

Sales activity also increased, with 1,682 homes sold - a 7.2% month-to-month jump and 8.5% more than in October 2024. Inventory climbed to 3,366 active listings, marking a 10% monthly rise and a 29% gain from last year.

Homes spent a median of 20 days on market, up 43% from September, reflecting a more patient buyer pool. Months of inventory reached 2.0, indicating a market slowly rebalancing toward equilibrium. 1,475 homes went under contract, an increase of 9.3% month-to-month.

Market Insights

Seattle’s housing market is normalizing after several years of volatility. Rising inventory means less competition for buyers, but strong demand continues to support price, especially in high-demand neighborhoods across the Eastside, Ballard, and West Seattle.

For buyers, more listings and longer market times are creating better negotiation opportunities before the winter slowdown. For sellers, the key remains pricing realistically; well-presented homes still draw attention quickly and close near list price.
