Private Beach Living: Exploring the Waterfront Communities South of West Seattle
One of my newest listings in Des Moines includes private beach access, and it reminded me how many buyers don't realize these unique waterfront communities exist.
When people think about living near the water, Alki Beach is usually the first place that comes to mind. But if you follow the shoreline south, you'll discover a collection of neighborhoods where life on Puget Sound looks a little different. Some homes include private beach rights, others have deeded shoreline access, and a few are part of communities with shared waterfront amenities.
Every property is unique, and that's part of what makes waterfront living so interesting. If being close to the water is high on your wish list, these are a few neighborhoods worth getting to know.
West Seattle's Public Waterfront
One of the best things about living in West Seattle is how easy it is to spend time by the water.
Alki Beach is the area's best-known destination, with its sandy shoreline, waterfront path, and incredible views of the Seattle skyline. Lincoln Park offers wooded trails that lead to the beach, while Lowman Beach is a favorite spot for a quieter evening by the Sound.
Whether you're taking an evening walk, launching a paddleboard, or simply watching the sunset, the shoreline is always close by. It's one of the reasons so many people fall in love with West Seattle.
West Seattle's Waterfront Neighborhoods
Beyond the public beaches, West Seattle is also home to a few neighborhoods where some properties offer an even closer connection to the water.
These opportunities aren't available with every home, which is why it's helpful to understand exactly what comes with a property before you buy.
Arroyos
Perched along the bluff overlooking Puget Sound, Arroyos is one of West Seattle's hidden gems. Many homes enjoy sweeping water views, and some waterfront properties include private shoreline ownership or deeded beach rights.
No two properties are exactly alike, so it's always worth taking a closer look at what waterfront rights are included.
Shorewood on the Sound
Just south of Arroyos, Shorewood on the Sound offers another beautiful stretch of West Seattle waterfront. Depending on the property, homeowners may enjoy private shoreline, deeded beach rights, or direct access to the water.
It's a peaceful neighborhood where mornings often begin with a view of the Sound and evenings end with spectacular sunsets.
Continuing South
Just beyond West Seattle, the waterfront communities of Normandy Park and Des Moines offer their own unique connection to Puget Sound.
Normandy Park
Normandy Park is home to one of the area's most unique waterfront amenities: The Cove.
Homes with qualifying Lot A rights enjoy access to more than 700 feet of private Puget Sound shoreline, along with a boat launch, clubhouse, tennis and pickleball courts, walking trails, picnic areas, and community events throughout the year.
For many residents, The Cove is much more than a private beach. It's where neighbors gather, kids spend summer afternoons, and community traditions continue from one generation to the next.
Des Moines
Continue a little farther south and you'll arrive in Des Moines, another waterfront community with its own personality.
Redondo Beach is a favorite spot for waterfront walks, kayaking, fishing, and watching the sunset over Puget Sound. Nearby, Des Moines Beach Park and the marina offer another way to enjoy the water, with walking paths, community events, local restaurants, and plenty of places to simply slow down and enjoy the view.
My newest listing in Des Moines includes private beach access at the Woodmont Country Club, making it a great reminder that some of the area's most special waterfront opportunities are often found in neighborhoods buyers haven't considered yet.
Understanding Waterfront Living
One of the things I enjoy most about helping buyers explore waterfront homes is explaining the details that aren't always obvious in a listing.
Beach rights, deeded shoreline access, tidelands, private beaches, and community waterfront amenities all mean something different. Understanding those distinctions can make a real difference, not only in how you enjoy your home, but in finding a property that truly fits your lifestyle.
If you're thinking about buying in West Seattle or one of the waterfront communities just to the south, I'd love to help you explore the options. Sometimes the most valuable part of the home search isn't just finding the right house. It's discovering the neighborhood that feels like home.
