January 2026 Seattle Real Estate Market Update

As we begin 2026, we now have a clear picture of how the Seattle real estate market closed out the year in December 2025. As expected, the market cooled seasonally, but the data points to a more balanced environment with growing inventory, slightly softer pricing, and steady demand beneath the surface.

Here is a closer look at what the latest numbers tell us as we head into the new year.

A More Measured Pricing Environment

Seattle’s median sales price for residential and condo properties landed at $782,000, down from $827,000 one year ago. This modest adjustment reflects normal seasonal softness and increased buyer leverage, rather than any fundamental shift in long-term market strength. Prices remain well supported, particularly for well-located and well-presented homes.

Inventory Continues to Build

Active listings increased to 1,292 homes, up from 1,066 last December. Months of supply also rose from 1.9 to 2.5 months, signaling continued movement toward a healthier, more balanced market. Buyers are benefiting from increased selection and a less competitive landscape than in recent years.

Homes Taking Slightly Longer to Sell

Average days on market ticked up just slightly from 41 to 42 days. While properties are not selling at the rapid pace seen in peak seller-market conditions, homes that are priced correctly and marketed strategically are still moving efficiently.

Seasonal Slowdown in Closed Sales

Closed transactions totaled 542 sales, down modestly from 556 last year. This decline aligns with typical holiday-season trends, as many buyers and sellers pause activity until early spring.

Sellers Still Achieving Strong Outcomes

Despite increased inventory and softer pricing, sellers are still securing strong results. Homes sold for an average of 98.51 percent of list price, closely tracking last year’s performance. This reinforces the importance of thoughtful pricing, preparation, and professional marketing.
